Wildfire Prepared Home and WUI Clear Verified: what each one means for your home

Wildfire Prepared Home is a point-in-time designation from IBHS earned through a standardized inspection. A WUI Clear Verified record is an ongoing, photo-documented history of your hardening work. They answer different questions, and a well-protected California home benefits from both.

If you own a home in California's wildland urban interface, you may have come across two phrases that sound similar: a Wildfire Prepared Home and a WUI Clear Verified home. Both are good news. Both mean a homeowner took wildfire risk seriously and can prove it. But they are different things, earned different ways, and they work best together. Here is a plain-language guide.

What is a Wildfire Prepared Home?

Wildfire Prepared Home is a designation program from the Insurance Institute for Business and Home Safety, the insurance industry's own research organization. IBHS burns real buildings in real wind to learn exactly how homes ignite, and the program's requirements come straight from that science.

The designation works like a summit certificate. A homeowner completes every required mitigation action for their chosen level, from the noncombustible zone in the first five feet to ember-resistant vents and roof condition. An authorized evaluator visits and documents the finished work, IBHS reviews the evidence, and if the home meets the full standard, IBHS issues a designation certificate. The designation is tied to the property, lasts three years, and includes annual maintenance reviews to confirm the home is keeping its edge.

It is a rigorous, all-or-nothing standard by design, because wildfire exploits the weakest link. And it carries real weight: several major carriers recognize the designation with premium discounts and other incentives. A Wildfire Prepared Home designation is a genuine achievement, and any homeowner who earns one should be proud of it.

What is a WUI Clear Verified home?

A WUI Clear Verified home is a home with a living, independently verified wildfire mitigation record on the WUI Clear platform.

Instead of a single certificate, the home carries a continuously updated record: every hardening measure assessed by an independent Certified Wildfire Mitigation Specialist, photographed, dated, and mapped to the standards insurers actually use, including California Insurance Code section 2644.9, the Safer from Wildfires framework, and the California FAIR Plan's twelve hardening discounts. When work is needed, vetted contractors bid on the specialist's documented scope, and payment is only released when the specialist verifies the completed work. Nothing on the record is ever self-reported.

Three things define the Verified approach. Progress pays along the way: the FAIR Plan's discounts are itemized, so each completed measure can earn its own premium reduction, and a homeowner who has finished seven of twelve measures is already saving, with a clear map of what remains, and a documented path off the FAIR Plan when they are ready to shop. The record is alive: it shows what was verified, when, by whom, and with what evidence, it stays current as the home is maintained, and it transfers to the new owner when the home sells. And independence is built in: the specialist who assesses and verifies the home performs none of the work and takes no commission from those who do. That separation is what makes the record something an insurance professional can rely on.

So what is the difference?

Think of it this way. A Wildfire Prepared Home designation is a destination: a respected, science-based certificate that says the whole standard has been met. A WUI Clear Verified record is the journey and the logbook: the step-by-step, independently documented path that gets a home hardened, keeps it that way, and captures every dollar of savings available along the route.

One is a snapshot renewed on a schedule; the other is a continuous history. One is earned all at once; the other rewards each verified step. One is issued by the insurance industry's research institute; the other is maintained by an independent verification platform built for homeowners, specialists, contractors, and carriers together.
